The undersigned Hamlet Realty of Suffolk Sales Agent agrees to perform the following services in the marketing of your home.

 

  1. Prepare a free Market Analysis of your home and list its features so the probable selling price can be based on recent similar sales and currently competing properties.

 

  1. Prepare a Good Faith Estimate of anticipated expenses reflecting the estimated net cash you could receive based on your requested price.

 

  1. Conduct a preliminary qualification of prospective buyers before showing your house and endeavor to have cooperating brokers and agents do the same.

 

  1. Assist in arranging affordable financing for you and the buyer of your home by using FIRST NATIONAL SERVICING Corp. a NYS Registered Mortgage Broker.

 

  1. We will list your home on Multiple Listing Service(MLSLI.Com), Realtor.Com, Cablevision Optimum Homes (IO Channel 606) and on our company web site (www.HamletRealtyofNY.com), reaching every broker on Long Island as well as buyers throughout the United States.

 

  1. Take advantage of our advertising sources to totally expose your home to the public using Newsday, New York Times, Harmon Homes, Pennysaver, Yankee Trader, Yellow Pages, Multiple Listing Service, Realtor.Com, Cablevision Optimum Homes, Internet and various other avenues.

 

  1. Offer ALL CASH safety net if you must be closed by a certain date, or we will buy your home ALL CASH immediately.

 

  1. Review your competitive selling position every 30 days and contact you regularly to report on the selling progress of your home.

 

  1. We will provide you with a National Referral Service to assist you in finding a home in another community while your home is being sold. Also, bringing out of town buyers to you to assure you a total market exposure.

 

  1. Take interior and exterior photos of your home to show on multiple websites and Television.

  1. Have a Brokers and Public Open House to introduce your home to all Multiple Listing Members as well as prospective buyers.

 

  1. Our Sales Agents are highly trained and qualified and are committed to getting your home sold in a professional manner and will walk you through each step right up to the closing table.

 

*COMMITMENT TO SERVICE. This COMMITMENT applies to an exclusive authorization to sell your home of not less than 180 days. If any terms or conditions are prohibited by law they shall be considered deleted from this COMMITMENT.

 

*PERSONAL COMMITMENT TO SERVICE. If Hamlet Realty of Suffolk Sales Agent fails to perform all of the services in this commitment, as the sole remedy for that failure, you may terminate the Exclusive Listing Agreement covered by this Commitment, Provided that you give Hamlet Realty of Suffolk written notice of your intent to terminate, citing the specific breach of the Commitment. Hamlet Realty of Suffolk will have 10 days to cure the breach. If the breach is not cured in 10 days the listing Agreement shall terminate and Hamlet Realty of Suffolk will unconditionally release you from the terms of the Listing Agreement.
